What fees can I expect to pay if I rent a property with Allen Davies?
When you decide to apply for a property, Allen Davies will provide you with a Tenancy Checklist form which helps explain the stages of your application and the fees due before you sign your Tenancy Agreement. It also explains any fees which may become payable during the tenancy and confirms the agreed rent & security deposit. In most cases Allen Davies will protect your security deposit with Deposit Protection Services (DPS), an approved tenancy deposit protection scheme (subject to your landlord`s terms and conditions).

Covers referencing by our preferred referencing agency; Rentshield, checking immigration status with Verify, producing Tenancy Agreements, collecting and banking holding & security deposits, registering security deposit with DPS, providing (as per current legislation) copies of a current Gas Safety Certificate (if required), ‘How to Rent in England & Wales` handbook & the Prescribed Information. What is the First tenant fee?
The administration fee includes the cost of referencing — which will cover Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current and previous employers/landlords and any other relevant information to assess affordability) as well as tenancy negotiation (amending and agreeing terms) and arranging the tenancy the agreement and registering the deposit with the DPS (if applicable).
When do I pay the administration fee?
After a viewing and when you have decided to apply for the property. We will provide you with a Tenancy Fee Declaration form which lists the services we provide and the fees that are payable. You will then be asked for your administration fee.
Any additional fees that may be applicable to you, for example a guarantor fee, will also be collected on the day that you submit your application form. Your rental payment and security deposit payment will become due on the day you sign your tenancy agreement and move in to your new Home. This covers the cost of processing the application and associated paperwork for any additional applicants.
